Several towns in Connecticut are in the final stages of revaluations, which will set the base values for property taxes over the next five years. The Fairfield County municipalities performing revals in 2013 include:
- New Canaan
The process typically involves inspections, questionnaires, and field reviews to arrive at a conclusion of value for the properties. Property owners who disagree with their value can appeal at informal hearings with the revaluation company at the end of 2013, and to the Board of Assessment Appeals in the spring of 2014. Property owners will receive a notice of assessment change in November stating the town’s estimated assessment, which is 70% of value, and outlining the specific appeal dates. It is important to note that although a property’s value may fall from the last reval, the tax burden may actually increase over the next five year.
